The Yamuna Expressway Industrial Development Authority (YEIDA) has launched the YEIDA Premium Hotel Plot Scheme 2025. To transform the region into a high-demanded premium business hub the YEIDA authorities have announced the launch of the YEIDA Premium Hotel Plot Scheme. This scheme will give a significant opportunity to various developers and investors to invest their money in premium hotels. Under the scheme, the authorities will offer plots ranging from 5,000 to 50,000 square meters, strategically located along the Yamuna Expressway near Jewar Airport. All the citizens who want to apply for the scheme online are requested to visit the official website and fill out the application form online.
About YEIDA Premium Hotel Plot Scheme
The YEIDA Premium Hotel plot scheme offers 28 premium plots in sectors 28 and 29 near the Noida International. On these plots, the authorities are envisioning to build various 5-star hotels and more premium locations to make it a business hub. In sector 28, two large land parcels are available, land with 10,000 sqm costs INR 65.3 crore, whereas land with 20,000 sqm costs INR 130.6 crore. The total area under this particular scheme is 67,800 sqm including both sectors. This brings the investment opportunity of INR 472.2 crore.

Payment Plan
- The allottees have to pay 10% of the earnest money.
- The Allotment Money as 40% of the total premium of the Hotel plot after adjusting earnest money deposited earlier shall have to be deposited within 60 days from the date of issue of the Allotment Letter with applicable GST.
- In case the due Allotment Money, as mentioned above, is not deposited within the stipulated period, the allotment of the Hotel Plot shall be canceled, and money deposited as Earnest Money shall be forfeited. The time extension to deposit allotment money for 30 days shall be allowed in exceptional conditions by the Chief Executive Officer with penal interest @10.0%+3.0%=13.0% per annum for the defaulted amount for the defaulted period with applicable GST.
- The payment of 60% total Bid Amount of the plot shall be made in equal 4 half-yearly installments along with interest on reducing the balance at a rate of 10% p.a. In case of default in depositing installment, interest @ 13% (10% + 3% = 13%) compounded half yearly shall be levied for the defaulted period on the defaulted amount plus applicable GST. Note: – Interest @10% P.A. is applicable from 1st July 2024 subject to the revision on ist January & 1st July of each year as per Go. No. 1567/77-4-20-36N/20 dated 09 June 2020. It shall be the responsibility of the allottee to deposit the due installment in time. If the last date of deposit is a bank holiday, then the applicant shall deposit the installment on the next working day and it shall be treated as the last date of deposit
- Note: The allotment shall be made at the rate applicable on the date of allotment or auction rate whichever is higher. The rates may be amended as per the policy of YEIDA.
Apply Online
To successfully apply for the YEIDA Premium Hotel Plot Scheme 2025 the citizens must follow the below process step by step.
Scheme application
- All the citizens who want to apply for the scheme first download the application form from the Yamuna Expressway Authority website after paying the prescribed charges.
- The applications will be submitted via the e-auction website.
- The fees will be paid via YEIDA’s online payment gateway or RTGS/NEFT/Net banking.
- The processing fees are non-refundable and non-adjustable and the authorities are not responsible for the repayment of the processing fees.
Registration
- The citizens can visit the Official YEIDA Website and do the registration process after paying a fee of INR 1000 + GST.
- Non-refundable E-Brochure fee of ₹50,000 + GST and Processing Fees as per the data Sheet must be paid by 10th January 2015, 5:00 PM.
- YEIDA will not be responsible for any payment or bid after the above period of time.
Bidding process
- After successful registration, the builders must log in using their credentials, select their plots, and pay the fees via the YEIDA portal.
- A separate EMD is required for each property.
- The bidder/optional is responsible for their desktop and internet connection, any complaint regarding the unstable internet connection will not be entertained by YEIDA.
Document Submission:
- The actioners/ bidders must submit all the certificates that are required by the year authorities.
Eligibility for Auction:
- E-auction will only occur if there are 3 or more eligible bids.
- If fewer than 3 bids are received, deadlines are extended up to 14 days (7 days per extension).
- If fewer than 3 bids are received after extensions, the auction is canceled, and fees/EMD are refunded.
