A new plot scheme has been started by YEIDA in Sector 18 which is near the Noida International Airport. Plots in Pocket 9B are being given under this scheme and each plot is of 200 square meters size. The price of each square meter was kept at Rs. 35,000 and many people are applying. The plots are not sold directly but they are being given through a lottery system so only lucky people will get them. A security deposit of Rs. 7 lakh is needed for general category which is very high but still people are interested. Houses and shops can be made there and the area is also nice.

The YEIDA Sector 18 Plot Scheme has been started by YEIDA, offering 276 plots of 200 square metres each. These plots will be given by lucky draw, so people can’t choose. Objective of YEIDA Sector 18 Plot Scheme
The objective of YEIDA Sector 18 Plot Scheme is to give plots for people to build houses or offices. The plots are being given near important places like Noida Airport, Film City, and Medical Park. It is also to make the area better for business. The plots are not sold directly. They are given by lucky draw, so everyone has a fair chance. The land rate was increased, and more schemes will be started soon for other projects too.
Eligibility Criteria
Eligibility Criteria for YEIDA Plot Scheme has been described below with category wise:
For General Category:
- The person who is applying must be at least 18 years old on the date of scheme, and if the age is found less than that, then the plot will be taken back by YEIDA.
- Any Indian citizen or NRI can fill the form, but only if they are not stopped by Indian or U.P. Government from buying plots or lands.
- One person is allowed to apply for only one plot, and if already got any plot or flat earlier from YEIDA, then the form will be cancelled.
- Co-applicant can be added, but only if he or she is from close family like parents, children, real brother or sister and proof is needed too.
- In case husband and wife both apply and both got the plot, then one must return the plot within one month otherwise both will be cancelled.
- HUFs (Hindu Undivided Family) or joint families are not allowed to apply, because only one person alone can be accepted.
- No private company can apply unless special permission is given by YEIDA, only individuals are allowed.
For Reserved Category:
- The person must be 18 years or more and must be able to sign legal papers while applying.
- Only those people can apply whose land was taken by YEIDA or Jewar Airport, and only if they didn’t get any plot before under any scheme.
- The plot given under this category cannot be sold or transferred for five years from the date of allotment.

For Industrial People:
- Only those industries can apply whose land was given by YEIDA before April 1, 2025, and some work must be already started on that land.
- There should not be any dues left like rent or premium, and No-Dues Certificate is also required.
- The name of Director or Trustee must already be updated in YEIDA’s records before filling the application.
- If the land was taken from someone who already got a plot, then the new industry cannot apply again for another plot.
- Even if the company owns many plots or lands, still only one plot will be given to the main person like the owner or director.
- Religious or charity trusts are not allowed to apply in this scheme at all.
- A letter must be given by the company that says who is signing the form and applying.
- If not many people apply in this category, then the remaining plots will be moved to general category draw.
- The plot given under this group also cannot be sold or transferred to anyone for 5 years.
- Only those companies which are allowed by YEIDA can apply in this group.
- The land must be in use already or the application will be cancelled.
For Farmers Whose Land Was Taken:
- Only those farmers can apply whose land was taken or purchased by YEIDA or for Jewar Airport, and there must be no fights or force used.
- If the farmer is not alive now, then the legal family members can apply but only one plot will be given and all family must agree on one person’s name.
- If the farmer or his family already got a plot or flat from YEIDA before, then they can’t apply again now.
- Full land payment must be received by the farmer before the last date of scheme, and there should be no legal case against YEIDA.
- If the land had more than one owner, then all can apply but only one name will be selected in lucky draw.
- The plot given in this case also can’t be sold or given to someone else for five years.
- A paper with promise must be given on Rs. 100 stamp saying no fight was done and land was not taken by force.
- If the land money was received after any court case or problem, then also the farmer will not be allowed to apply.
- Farmer and all co-owners must give written paper that they will not ask for more money in court after this.
- If any condition written above is found false, the form will be cancelled and the money paid will be returned but no extra interest will be given.
