A new group housing scheme was launched by YEIDA and it is called YEA-GH-10/2025 which is made for giving people a chance to get affordable plots. These plots are being given near Jewar Airport which is also known as Noida International Airport. Plots of around 30 square meters are being included and these can be used by people for making their own houses. The location has been selected in the Yamuna Expressway area because it is growing fast. The whole scheme is being managed by YEIDA and the applications are done online only. It is a nice idea and a big help for normal people who want to live nearby.

What is YEIDA?
YEIDA means Yamuna Expressway Industrial Development Authority and it is the group who is making new places and houses near Yamuna Expressway. A new group housing scheme was launched by YEIDA which is called YEA-GH-10/2025 and it is started for giving normal people small and cheap plots. The plots are being given near Jewar Airport which is also called Noida International Airport and the area is growing very fast. Eligibility Criteria
The eligibility criteria for the YEIDA group housing plot scheme are as follows:
- Any person, partnership firm, LLP, private or public company can apply for one or more plots, but the company or firm must be registered in India before the bid is sent.
- If any bidder, partner, director, or promoter is a defaulter or is found in defaulters’ list of YEIDA, NOIDA or GNIDA, then their bid will be not allowed and it will be cancelled without asking.
- The bidder must be allowed to sign contract legally, or else the bid will be rejected.
- A separate application form has to be given for each plot, so for many plots, many forms must be sent.
- A group of companies (called consortium) can also apply if they follow the below things:
- One company must be chosen as Lead Member and only that one can talk with YEIDA. This Lead Member must have biggest share, minimum 30%.
- All other members must have at least 10% share each in the group.
- Only 4 members can be there in one group, not more than that.
- All group members together must match the needed net worth, solvency, and turnover. These will be checked as per how much share each one has.
- For example, if Lead Member has 51% share, its money part will be 51% of its net worth, solvency and turnover. Same way, others will be counted.
- Total of all members’ shares must match the full financial requirement as per rules.
- The group must also sign a paper called MOA (Memorandum of Agreement), where they promise to work together for the plot and the project, and this must be signed and registered properly.
- If the plot is given to the group, then they must make a new company called SPC (Special Purpose Company) which will do all the project work.
- The SPC must be made in India and must have same members and shares as written in the MOA.
- The lease will be made in name of SPC and all SPC members must be fully responsible for finishing the project.
- They must pay all dues, get completion and occupancy certificate, and do all work.
- Before the lease is signed, all SPC members have to give an affidavit saying they agree to all duties.
- Until the full project is complete and YEIDA gives the certificate, the members must not change their shares in the SPC.

- Earnest Money must be deposited either through YEIDA’s online portal or by downloading the challan from the YEIDA Portal. No other mode of payment will be accepted.

- Certified true copy of Certificate of Incorporation or Certificate of Commencement of Business must be provided.
- Application form as per Annexure No. 4.1 should be submitted.
- Certified true copy of Memorandum & Articles of Association is needed.
- List of Directors certified by a Chartered Accountant is to be enclosed.
- List of Shareholders certified by statutory auditors/Chartered Accountant. For large numbers, details of major shareholders like promoters, institutions, and corporates must be included.
- Board resolution authorizing the applicant (Authorized Signatory such as company secretary or Managing Director) to sign on behalf of the company for this application is required.
- Net Worth Statement certified by statutory auditors/Chartered Accountant as per Form 4.3 must be enclosed.
- Audited Annual Financial reports for last three years, certified by CA according to last published balance sheets and Annexure No. 4.2, should be submitted.
- Solvency Certificate, not older than 6 months, from a nationalized/scheduled bank as per Annexure No. 4.4 is necessary.

Payment of Installment for Allotted Plots
The allottee must pay 10% as Earnest Money Deposit first. Then, 40% of the total premium or cost of the Group Housing Plot has to be paid within 60 days after the Allotment Letter is given. The earnest money already paid will be adjusted from this amount. If extra time is needed to pay, the Chief Executive Officer may allow 60 more days, but a penal interest of 13% per year will be charged on the late amount. If the payment is not made on time, the allotment will be cancelled, and the earnest money will be lost. This rule is strict and must be followed carefully.
The remaining 60% of the total premium must be paid in 4 half-yearly installments over 2 years. Interest of 10% per year will be added. The first installment is due six months after the allotment letter date. If any installment is late, extra penal interest of 3% compounded half-yearly will be charged on top of the 10%, making it 13% per year, plus GST. The allottee is responsible for paying on time. If the due date is a bank holiday, the payment can be made the next working day without penalty.
Note: The interest rate of 10% per year started from 1st January 2024. It may change on 1st January and 1st July every year according to government orders.

- A processing fee of Rs. 1,000/- has to be paid along with the application.
